DOCUMENTATION REQUIRED

This is a sample listing of documentation that is sometimes required by lenders to substantiate information listed on residential loan applications. Not all of the items listed below would be required for any one loan application. Your loan representative would give you a list of the specific items that would apply to your specific loan.
INCOME ITEMS
  • W-2's for the previous two Tax Years
  • Pay stubs covering the last 30 days prior to application
  • IRS 1099 Forms for previous two tax years
  • Signed and dated copies of Federal Tax Returns with all schedules for previous tax years if you are self-employed or receive your income from commissions.
  • Signed and dated Corporate/Partnership Federal Tax Returns with all schedules for previous two tax years if you are self-employed.
  • YTD Profit & Loss Statements and Balance Sheet if self-employed or incorporated.
  • Copy of any notes due to you.
  • Verification of Child Support and/or Alimony.
  • Social Security Awards Letter(s).
  • Pension Awards Letter(s)
  • Veterans Retirement Award Letter(s)

ASSET ITEMS

  • Copies of bank statements (all pages) for all accounts reflecting activity for 3 months prior to date of application.
  • Copies of any Certificates of Deposits.
  • Copies of Brokerage Account Statements (i.e. Stocks, Retirement, etc.)
  • Gift Letter and verification of donor's ability to give (i.e. donor's bank statement).

CREDIT ITEMS

  • Letter explaining any late payments, bankruptcies, charge-offs, collections or inquires, if applicable.
  • Copy of Bankruptcy papers, if applicable.
  • Credit Report fee to be collected.

MISCELLANEOUS ITEMS

  • Landlord's name, address & phone number to cover the last two years if renting for the last two years or more.
  • Current mortgage holder's name, address and account number if currently a home owner.
  • Rental / Lease Agreements for any property you own, any property that is leased, or any property that will be leased.
  • Divorce Decree, if applicable.
  • Purchase Only: Copy of sales contract executed by both parties.
  • Refinance Only: Copy of Deed, Survey, Homeowner's Insurance and Title Policy.
  • Construction Only: Contract with builder and on lot plans, specs and cost breakdown.
